Maintenance is part of the lighting design

Account for cleaning, ageing and replaceable components over time.

LED installations also age and collect dirt. Declining output, failures, dusty optics and room surfaces affect useful illumination. A maintenance factor accounts for these influences in the design.

It depends on the luminaire, environment and maintenance interval. A maintenance plan sets out cleaning, checks and replacement. Accessible drivers, spare parts and replaceable light sources can simplify future work. Include labour, access equipment and downtime when estimating maintenance costs.

Maintenance also requires organisation: who reports faults, which spares are available and when can equipment be accessed safely? Resolve these questions before the first failure. Clearly identify luminaires and devices in the installation drawings. Record modifications and replacements so that the planned installation does not gradually become an undocumented mixture.

What to clarify for your project

  • Document the maintenance factor and its assumptions.
  • Organise cleaning, inspection and spare parts.
  • Include labour, access and lifting equipment in the costs.

Remember: Document product data, cleaning intervals and access together.
